Next-Generation Cladding: Fairview Architectural’s Solution for Florida Building Code & Sustainability 

For decades, massive quantities of concrete have been used by the building industry in Florida.  Offsetting the use of conventional types of concrete can be achieved by using alternatives that exemplify dematerialization, the concept of using less material to fulfill an intended purpose, as in cladding a building.  This correlates with less embodied resources, lighter weight load, and in most cases, cost savings.  Vitrabond® FR (fire-retardant) by Fairview Architectural is a 4mm (0.157 inch) aluminum composite panels. 

Exceeding Hurricane & Wind Standards

Fairview Architectural North America has Florida Product Approval for HVHZ (High–Velocity Hurricane Zones) use of Vitrabond® FR and/or Vitraplate® as integrated with their Arrowhead® attachment system¹.  Florida Product Approval is required in compliance with the Florida Building Code for using products as building envelope components anywhere in the state, and the HVHZ is defined as Broward and Miami-Dade Counties.   The Florida Building Code is increasingly stringent, with an updated edition every three years.  Products are evaluated according to test protocols depending on their intended application².

Blocking Out Wind Driven Rain

The Arrowhead® system, collectively with Fairview Architectural’s aluminum composite panels, is efficiently used in exterior wall assemblies consisting of 1/2” fiberglass mat gypsum sheathing over light gauge steel framing.  The system is referred to as a rainscreen, which is double layered construction separated by an airspace gap.  The exposed outer layer blocks nearly all of the wind-driven rain, and shades the back-up layer, a continuous air/water barrier membrane applied directly over the sheathing, from exposure and the weathering effects of direct sunlight. In principle, though the rainscreen cladding is an open joint system, it is pressure-equalized so that moisture is not driven inward, and self-ventilating to allow escape of incidental moisture³.  The patented Arrowhead® system is designed to simplify installation, minimize fallibilities, and reduce labor costs⁴.  The system consists of small, intricately shaped linear profiles, which in this context can be referred to as pieces.  First a base piece is fastened through shims to the back-up wall.  An intermediate piece, to which the Vitrabond® panels are attached, interlocks to the base piece by an innovative T-clip⁵.  The Arrowhead® system is non-sequential, meaning respective panels are installed independently of adjacent panels, thereby allowing flexibility in the construction process.  

Passive Cooling Effect – Radiant Barrier

Much of Florida has a unique near-tropical climate where cooling is the objective practically year-round.  There are two different types of passive cooling strategies: thermal mass, and radiant barrier.  When sunlight encounters a material, it is either absorbed, reflected, or transmitted.  That which is absorbed is stored according to that material’s heat capacity and emitted according to its emissivity.  Radiant barriers consist of a material, thin as it may be, that is reflective and has a low emissivity surface adjacent to an airspace⁵.  The Arrowhead® system, collectively with Fairview Architectural’s aluminum composite panels, effectively functions as a radiant barrier.  Solar reflectance varies depending on the color and gloss of the PVDF exterior finish. 

Exceptional Finishes & Salt Spray Resistance

Vitrabond® panels have a polyvinylidene fluoride (PVDF) exterior finish meeting AAMA 2605 performance standards⁷, providing an exceedingly high level of durability⁸, and resistance to dirt accumulation because of its fluoropolymer formula³.   Fairview Architectural has extensive options regarding the aesthetics of PVDF finishes, and offers architects the opportunity for coordinating custom finishes.  The variability of formulations allows for a wide range of colors, gloss, and special effects such as metallic speckling⁸.  Specific formulations are proprietary, but constituents such as metal oxides and mica pearlescent are used for aesthetics⁸.  The finish is factory-applied by coil coating⁶, a highly automated and highly efficient process.  On a continuous coil coating line, the aluminum sheet is uncoiled, pretreated, primed, coated, cured in a finish oven, then recoiled.  The continuous coil process minimizes liquid paint waste with nearly a 100% transfer efficiency, and also accommodates controlled collection of volatile organic compounds (VOCs)⁹.    The exterior finish coating is extremely resistant to adverse conditions, including superior resistance to salt spray and corrosion in coastal environments⁸. 

Coordination and Subcontracting

The decision to use these products should be deliberated early on in the planning stages to be integral to the overall design.  Moreover, the supply chain consists of Fairview Architectural as manufacturer and a separate, typically local entity as fabricator.  Fabrication of panels ready to mount on the wall assembly involves cutting to size, then routing and folding at the perimeter edge to result in a continuous return for attachment of respective panels.

Determining the difference between a drained and back-ventilated rainscreen and a pressure-equalized rainscreen cannot be done by visual inspection alone; test results are essential. Some Arrowhead metal cladding rainscreen systems meet both AAMA 508 Pressure Equalized Rainscreen System criteria and AAMA 509 Drained and Back-Ventilated Rainscreen System criteria, highlighting the challenge of visual identification.

Key differences between these systems can be identified through closer inspection and understanding of their design and installation principles:

       1. Drained and Back-Ventilated Rainscreen System: This system relies on gravity and air pressure differentials for ventilation and drainage behind the cladding. It typically                   features a continuous ventilation space and drainage openings at the bottom to allow water to escape.

       2. Pressure-Equalized Rainscreen System: Designed to equalize air pressure behind the cladding, this system reduces the potential for air infiltration and water penetration. It               includes pressure-equalizing chambers or compartments to balance air pressure and prevent water ingress.

To distinguish between these systems, examine specific design and installation details such as the location and size of ventilation and drainage openings, the use of pressure-equalizing chambers, and the sealing and flashing details to prevent water infiltration.

In metal panel rainscreen systems, perimeter extrusions on a Pressure Equalized system might have mitered corners to create compartments. However, this is not always the case, as the Arrowhead Lean rainscreen system achieves both AAMA 508 and AAMA 509 ratings without mitered corners.

In summary, the only definitive way to determine whether a rainscreen system is Pressure Equalized or Drained and Back Ventilated is to review the test data. This ensures a properly tested system, avoiding assumptions about performance.

The choice between using polyiso and mineral wool insulation depends on a variety of factors, including the specific application, cost, environmental concerns, and building codes.

Before we jump in, let’s begin by understanding what Continuous Insulation (CI) is: 

What is Continuous Insulation (CI)? 

Continuous insulation (CI) is a method of insulating the exterior of a building, providing a continuous layer of thermal protection to the building envelope. It is designed to eliminate thermal bridging, which occurs when heat is transferred through materials that conduct heat more easily than others, such as metal framing or studs. 

What are the benefits of Continuous Insulation (CI)? 

The use of Continuous Insulation (CI) is becoming increasingly popular in building construction, as it can improve energy efficiency, reduce heating and cooling costs, and improve indoor comfort levels. Additionally, it can also help to prevent moisture problems and increase the durability of the building envelope. 

What is the difference between Polyiso insulation and Mineral Wool insulation? 

Polyisocyanurate insulation (polyiso) and mineral wool are two common types of insulation that are used in a Continuous Insulation system. Both materials have their advantages and disadvantages, and which one is better for you will depend on your specific needs and priorities for your particular project. 

Polyiso 

Polyiso is a rigid foam insulation that is typically used on the exterior of commercial and residential buildings. It has a high R-value per inch of thickness, which means it provides excellent insulation for a relatively thin layer of material. It’s lightweight, easy to handle, and can be cut to fit the desired shape and size. However, polyiso is not as fire-resistant as mineral wool, and it can melt and release toxic fumes when exposed to high temperatures. 

Mineral Wool 

Mineral Wool, also known as Rock Wool or Stone Wool, is an insulation material made from natural rock or slag. It is a non-combustible material that can withstand high temperatures without melting or releasing toxic fumes. It is often used in industrial applications, such as furnaces and boilers, as well as in commercial and residential buildings. Mineral Wool is also excellent at soundproofing and can help to reduce noise transmission between rooms. However, mineral wool is typically more expensive than polyiso and can be heavier and more difficult to handle. 

Here are some key differences between the two: 

1. Thermal Resistance: Both polyiso and mineral wool provide excellent thermal resistance, but polyiso typically has a higher R-value per inch of thickness than mineral wool. However, mineral wool can be compressed to a higher density, which can compensate for its lower R-value per inch. 
2. Fire Resistance: Mineral Wool is generally considered more fire-resistant than Polyiso. Mineral wool is non-combustible and can withstand temperatures up to 2,150 degrees Fahrenheit, whereas Polyiso can melt and burn at lower temperatures. 
3. Moisture Resistance: Polyiso is more resistant to moisture than Mineral Wool, which can absorb water and lose its insulating properties. However, both materials can be treated to improve their moisture resistance. 
4. Environmental Concerns: Mineral Wool is made from natural materials, such as volcanic rock or slag, and is considered more environmentally friendly than Polyiso, which is made from petrochemicals. However, both materials can be recycled and reused. 
5. Cost: Polyiso is generally more expensive than Mineral Wool, but its higher R-value per inch can lead to savings in the long run by reducing energy costs. 

Both Polyiso and Mineral Wool have their advantages and disadvantages, and the choice depends on you and your projects specific needs and priorities. If fire resistance and soundproofing are your primary concerns, Mineral Wool may be the better choice. If you are looking for a lightweight, cost-effective insulation solution that can be easily installed, Polyiso may be the better option for you.  

Do Continuous Insulation (CI) systems meet NFPA 285 code requirements? 

Continuous Insulation (CI) can meet the requirements of NFPA 285, which is a standard fire test method for evaluating the fire propagation characteristics of exterior wall assemblies containing combustible components. The NFPA 285 test is intended to evaluate the fire performance of exterior wall assemblies that incorporate combustible components, such as insulation, in order to determine whether they are suitable for use in non-combustible construction. 

To meet the requirements of NFPA 285, a wall assembly must pass a fire test that simulates a multi-story fire scenario. The test involves installing the wall assembly on a test apparatus and exposing it to a fire source located at the base of the wall. The fire is then allowed to spread up the wall, and the assembly is evaluated based on its ability to resist flame spread and prevent the fire from spreading and moving to other floors or to adjacent buildings. 

Continuous Insulation (CI) systems can be designed and tested to meet NFPA 285 requirements by using non-combustible insulation materials or by engineering the wall assembly in such a way that combustible materials used will not cause the test to fail. It is important, however, that the actual project is built in accordance with the wall assembly as detailed in the test including the air gap, fire stop, baffles, window flashing, and other features of the design. Additionally, the cladding and other components of the wall assembly must also be evaluated to ensure that they meet the fire performance requirements of the test. 

It is important to note that meeting NFPA 285 requirements is only one aspect of ensuring fire safety in building construction. Other factors, such as proper design and installation of fire barriers, smoke control systems, and fire suppression systems, are also critical to ensuring the safety of building occupants in the event of a fire. 

While most CI systems use standoffs and subgirt systems to attach the cladding to the substrate behind the insulation, RapidWrapCI is the only continuous insulation system that eliminates the need for these standoffs. Meaning that the insulation is truly continuous, without penetrations other than screws. This not only increases the thermal protection of the building envelope, but also eliminates all the materials and labor associated with installing stand-offs across the entire wall assembly.

Non-sequential cladding installation is a method of installing exterior cladding on a building that does not require the installation of each panel in a specific sequence. Instead, the panels can be installed in any order, making the installation process more flexible and efficient. 

Just as it sounds, the term non-sequential means that the panels do not need to be installed in sequence, one after another. Another term for this concept is “Non-Progressive”, but that term can be confusing to many people because the word “progressive” is normally associated with forward thinking and innovation.  So, panel systems that allow for a non-sequential sequential installation are in fact very progressive, because the opposite is more common, where panels interlock and require the previous panel to be installed first. 

Let’s dig into why this matters: 

1.Why are most metal panel rainscreen systems installed sequentially? 

It seems obvious to install one panel after the next, with a system that allows you to clip each panel into the previous one. Therefore, it requires more investment into R&D and innovation to come up with a system where each panel can be installed and removed independently. Also, the metal panel cladding industry is used to installing panels sequentially, so why change now?

2.What are the drawbacks of a sequentially installed metal panel cladding system? 

One of the biggest challenges with sequentially installed cladding panels is working around other trades.  The panel installer is one of the last trades on the jobsite. All of the delays throughout the construction project give the panel installer less time to get their job done, but typically the opening date of the building does not get delayed. If the panel installer can get on the job sooner, it will benefit everyone. This presents a problem with sequentially installed panels because the panel installers need to be able to work continuously from one end of the building or elevation to the other, typically left to right (industry habit). If there is a scaffolding tied off, or a garbage chute that needs to remain anchored to the wall, or an electrical box that needs to be installed, the panel crew must stop until the obstruction is cleared and the panels can be installed in sequence. A non-sequential system would allow them to leave that panel and come back to it later. 

Another major drawback of sequentially installed cladding panels is when a damaged panel needs to be replaced. Whether it is the landscaper’s overzealous shovel leaving a dent in a panel, or the electrician drills a hole in the wrong place as they often do, things happen on site. Ideally, “what happens on site stays on site” and nobody finds out about it. But how is this possible if you must remove a whole row of panels that were installed sequentially, and therefore need to be removed sequentially, to be able to get to the one panel that is damaged? If the panels could be removed in any sequence, it would make changing a single panel a breeze. 

Until you know that non-sequential systems are available, you might have thought these drawbacks were normal. 

3.What are the benefits of a non-sequential cladding panel installation system? 

• Install any panel in any sequence, so that you can work around other trades, obstacles such as garbage chutes and scaffolding. 
• Remove and replace individual panels if they get damaged, or if you need access behind them. 
• Maintain the integrity of the rainscreen system when replacing a panel. In the event of damage, many installers will chop out a panel and glue a new one in. This will cause a failure in the integrity of the rainscreen system functioning behind that panel, and could lead to moisture issues, mildew growth, and panel deformation due to thermal expansion. 
• Allow the installer to get on, and off, the job sooner. This benefits the installer because they get paid sooner, but it also benefits the GC, Architect, and Building Owner because it reduces the risk of delays – which nobody wants. 
• Keep your building looking new – it’s not only during construction that things happen. Panels can still get damaged. In many situations a single panel could be simply replaced by the maintenance department, but if the whole row of panels needs to be removed, then building permits are required, equipment rental, crowd control, and potentially closure of the premises which will result in lost business for the occupant. 

These are just a few examples that we hear from our clients, but take a moment to pause and reflect on your experiences, and think of how a non-sequential removable panel installation would have saved you time, money and headache?
