The Mistake: Accepting Sequential Installation as Normal

Every project manager, installer, and General Contractor knows the drill: façade panels must go up in a specific order, Zone 1 before Zone 2, Panel A before Panel B. This rigid sequencing has been “just the way things are done” for decades.

But here’s the problem: this legacy approach is costing you serious money.

How serious?

Try $500,000 in lost labor, delays, and liquidated damages on a single high-rise project.

And if you think that number sounds extreme, consider this: multiple trades often share the same work zones. One delay from an electrician, window installer, or HVAC sub can shut down your façade crew for days. Your workers stand idle. Your schedule slips. Your margins evaporate.

This isn’t inefficiency. This is systemic failure and it’s completely avoidable.

The Real Cost of Sequential Systems

Here’s how it adds up:

Idle Labor: A 6-person install crew standing idle for 3 days = ~$15,000 in direct wages.

Schedule Delays: A single week delay in façade completion can lead to $50,000+ in liquidated damages on commercial projects.

Cascading Impact: Missed façade timelines often delay other trades (interior, windows), multiplying cost and risk.

Low Bid Losses: Your competitor, using a faster system, beats your number—and your team loses the job.

Now multiply those numbers by 10+ projects per year. This is not a rounding error. This is a core business problem.

It’s what your crew knows

Your subs are familiar with it

Change feels risky mid-project

You haven’t seen an alternative that actually works

But if your project margin is 5–10%, losing even two weeks of efficiency can wipe out your entire profit. The risk isn’t in switching it’s in staying stuck.

Suddenly, your profit margin doesn’t just shrink, it disappears.

Liquidated damages are designed to ensure timely project completion. But in reality, they often punish well-meaning teams who get trapped in a schedule they can’t control.

And nowhere is that more common than in façade installation.

How Non-Sequential = Damage Control

Here’s what non-sequential installation does for your risk profile:

✅ Removes façade from the critical path
✅ Protects against unpredictable trade delays
✅ Keeps your install crew productive at all times
✅ Eliminates “all or nothing” progress traps
✅ Delivers predictable handoff to downstream trades

In short, it gives you options. And in construction, options equal protection.

You can’t control every variable on a job site.

But when your system allows you to keep moving even in the face of delays, you control what matters most: the schedule.

Proof in Performance

One installer avoided $480,000 in LDs by redirecting crews for 3 weeks while elevator shaft access was delayed.

A fabricator reported that with fewer onsite reworks and better adaptability, their change order volume dropped by 35%.

Don’t Wait Until You’re in Penalty Mode

The worst time to rethink your façade system is after you’ve been hit with damages.

Choose a system that works with you, not against you.

The rainscreen principle began to be understood in the early 1900’s, as out lined in our blog post – History of the Rainscreen Principle and has become the standard in building envelope construction.

Metal panel rainscreen systems, whether composite (ACM/MCM) or solid aluminum, are praised for their sustainability and aesthetics. Their adaptability to various design trends and ease of installation make them a superior choice compared to other rainscreen products.

A rainscreen system acts as a protective screen against rain, allowing moisture to penetrate behind the screen and then evaporate through ventilation. An air space behind the rainscreen ensures constant airflow, while a weather barrier serves as the primary defense between the exterior and interior. The structural wall is located inside the weather barrier, with insulation placed either inside or outside the barrier, depending on the building envelope design.

Selecting a metal panel rainscreen installation system for your cladding project can be challenging due to the variety of available options and the need for integration with other products. This guide focuses specifically on metal panel rainscreen installation systems:

Fairview Architectural stands out as the only metal panel façade product manufacturer offering both sheet materials and extrusions/components, ensuring installers receive a complete package from a single source for guaranteed compatibility. Additionally, Fairview mandates training and vetting for fabricators and installers, providing architects and building owners with confidence that the project will be executed correctly. This thorough approach helps prevent issues like mold growth caused by under-qualified installers or under-tested rainscreen systems.

Arrowhead is a family of rainscreen panel installation systems that offers a wide variety of design possibilities, unparalleled installation efficiencies, and long-term product lifecycle benefits.

There are numerous ways that Arrowhead saves you both money and time over any other metal panel rainscreen installation system:

Fairview is the only ACM/MCM manufacturer that offers a fully patented and tested installation system: Arrowhead. The Arrowhead Metal Panel Installation System, was designed in 2017 by industry professionals as a more efficient solution to traditional (sequential) installation systems.

The Arrowhead system is engineered to save costs and labor time, increasing your productivity and allows you to get more jobs done each year. It is a premium system because of its innovation, flexibility, and ease of install.

We currently offer three Arrowhead systems, FLEX, LEAN, and FLUSH, with more options currently in development. Our Arrowhead packages include versatile facade materials, fully tested labor-saving installation and manufacturer’s in-house training programs.

The Revolutionary Arrowhead T-Clip
Our Arrowhead systems use a revolutionary t-clip that fastens the panel to the wall. Our patented t-clip is what makes the arrowhead system so innovative. It allows the system to be non-sequential.

Since the system is non-sequential, you can add or remove panels independently without affecting the integrity of the structure. This can save you and your installers time, labor, and money.

The t–clip secures the panels to the base extrusion.

9 Key Benefits of the Arrowhead System
The Arrowhead system is truly revolutionary. Here are some of the major benefits of the Arrowhead system and why you need it for your next project:

1. Fully Tested: It is the only true non-progressive tested AAMA 508 and AAMA 509 compliant rain screen system for metal panels. It is also hurricane rated and Miami-Dade rated.

2. Cuts Costs: Because the Arrowhead system is fast and easy to fabricate and install, it can be done in just days instead of weeks, which significantly reduces labor costs and saves labor time. You can also have multiple crews on site because the panels do not have to be installed sequentially, which allows projects with tight schedules to be completed in–time.

Arrowhead FLEX System
The Arrowhead FLEX System is our most common system. It allows for different depths of panels. It is aesthetically like traditional rain screen systems and has the same features, however, is designed to significantly reduce installation and labor costs. With the FLEX System, the base wall extrusions are shimmed and attached to the exterior wall first. The extrusions are then used to take the measurements for the panels to be placed straight onto the extrusion and held in place by the t-clips.

Arrowhead LEAN System
The Arrowhead LEAN System takes all the benefits of the more traditional Arrowhead FLEX system and combines them with an extremely simplified fabrication process. No rivets are used to hold the panels to the frame. Instead, a double groove and slow system is used to secure the frame extrusion. There are less steps in the process, which increases production speed.

Currently the LEAN System is limited to a 1-inch reveal, so it cannot accommodate panels of different depths.

Arrowhead FLUSH System
The Arrowhead FLUSH system provides a minimalist look with shallow reveals and is easy to fabricate. The FLUSH system offers a clean aesthetic for a truly modern finish to your building façade.

The FLUSH System is mainly used for interior designs because of its sleek look, but it can be used for exteriors as well. It provides extremely small joints and has a flush panel look. The FLUSH System has the same features and ratings as the LEAN and FLEX systems.

Award-winning results

And if you need a 10th reason, Arrowhead can help you develop an award-winning project just like Capitol Vista that recently won the 2021 NAHB Best in American Living Platinum Award in the Affordable, Multifamily category at the Collaborative Vision for Design Equity Awards.

Determining the difference between a drained and back-ventilated rainscreen and a pressure-equalized rainscreen cannot be done by visual inspection alone; test results are essential. Some Arrowhead metal cladding rainscreen systems meet both AAMA 508 Pressure Equalized Rainscreen System criteria and AAMA 509 Drained and Back-Ventilated Rainscreen System criteria, highlighting the challenge of visual identification.

Key differences between these systems can be identified through closer inspection and understanding of their design and installation principles:

       1. Drained and Back-Ventilated Rainscreen System: This system relies on gravity and air pressure differentials for ventilation and drainage behind the cladding. It typically features a continuous ventilation space and drainage openings at the bottom to allow water to escape.

       2. Pressure-Equalized Rainscreen System: Designed to equalize air pressure behind the cladding, this system reduces the potential for air infiltration and water penetration. It includes pressure-equalizing chambers or compartments to balance air pressure and prevent water ingress.

To distinguish between these systems, examine specific design and installation details such as the location and size of ventilation and drainage openings, the use of pressure-equalizing chambers, and the sealing and flashing details to prevent water infiltration.

In metal panel rainscreen systems, perimeter extrusions on a Pressure Equalized system might have mitered corners to create compartments. However, this is not always the case, as the Arrowhead Lean rainscreen system achieves both AAMA 508 and AAMA 509 ratings without mitered corners.

In summary, the only definitive way to determine whether a rainscreen system is Pressure Equalized or Drained and Back Ventilated is to review the test data. This ensures a properly tested system, avoiding assumptions about performance.

RapidWrapCI is a continuous insulation system manufactured by Fairview Architectural North America, which is designed to provide an energy-efficient, sustainable building envelope.

Before we jump in, let’s begin by understanding what Continuous Insulation (CI) is:

What is Continuous Insulation (CI)?

Continuous insulation (CI) is a method of insulating the exterior of a building, providing a continuous layer of thermal protection to the building envelope. It is designed to eliminate thermal bridging, which occurs when heat is transferred through materials that conduct heat more easily than others, such as metal framing or studs.

What are the benefits of Continuous Insulation (CI)?

The use of Continuous Insulation (CI) is becoming increasingly popular in building construction, as it can improve energy efficiency, reduce heating and cooling costs, and improve indoor comfort levels. Additionally, it can also help to prevent moisture problems and increase the durability of the building envelope.

What is the difference between Polyiso insulation and Mineral Wool insulation?

Polyisocyanurate insulation (polyiso) and mineral wool are two common types of insulation that are used in a Continuous Insulation system. Both materials have their advantages and disadvantages, and which one is better for you will depend on your specific needs and priorities for your particular project.

Polyiso

Polyiso is a rigid foam insulation that is typically used on the exterior of commercial and residential buildings. It has a high R-value per inch of thickness, which means it provides excellent insulation for a relatively thin layer of material. It’s lightweight, easy to handle, and can be cut to fit the desired shape and size. However, polyiso is not as fire-resistant as mineral wool, and it can melt and release toxic fumes when exposed to high temperatures.

Mineral Wool

Mineral Wool, also known as Rock Wool or Stone Wool, is an insulation material made from natural rock or slag. It is a non-combustible material that can withstand high temperatures without melting or releasing toxic fumes. It is often used in industrial applications, such as furnaces and boilers, as well as in commercial and residential buildings. Mineral Wool is also excellent at soundproofing and can help to reduce noise transmission between rooms. However, mineral wool is typically more expensive than polyiso and can be heavier and more difficult to handle.

Both Polyiso and Mineral Wool have their advantages and disadvantages, and the choice depends on you and your projects specific needs and priorities. If fire resistance and soundproofing are your primary concerns, Mineral Wool may be the better choice. If you are looking for a lightweight, cost-effective insulation solution that can be easily installed, Polyiso may be the better option for you.

Do Continuous Insulation (CI) systems meet NFPA 285 code requirements?

Continuous Insulation (CI) can meet the requirements of NFPA 285, which is a standard fire test method for evaluating the fire propagation characteristics of exterior wall assemblies containing combustible components. The NFPA 285 test is intended to evaluate the fire performance of exterior wall assemblies that incorporate combustible components, such as insulation, in order to determine whether they are suitable for use in non-combustible construction.

To meet the requirements of NFPA 285, a wall assembly must pass a fire test that simulates a multi-story fire scenario. The test involves installing the wall assembly on a test apparatus and exposing it to a fire source located at the base of the wall. The fire is then allowed to spread up the wall, and the assembly is evaluated based on its ability to resist flame spread and prevent the fire from spreading and moving to other floors or to adjacent buildings.

Continuous Insulation (CI) systems can be designed and tested to meet NFPA 285 requirements by using non-combustible insulation materials or by engineering the wall assembly in such a way that combustible materials used will not cause the test to fail. It is important, however, that the actual project is built in accordance with the wall assembly as detailed in the test including the air gap, fire stop, baffles, window flashing, and other features of the design. Additionally, the cladding and other components of the wall assembly must also be evaluated to ensure that they meet the fire performance requirements of the test.

It is important to note that meeting NFPA 285 requirements is only one aspect of ensuring fire safety in building construction. Other factors, such as proper design and installation of fire barriers, smoke control systems, and fire suppression systems, are also critical to ensuring the safety of building occupants in the event of a fire.

While most CI systems use standoffs and subgirt systems to attach the cladding to the substrate behind the insulation, RapidWrapCI is the only continuous insulation system that eliminates the need for these standoffs. Meaning that the insulation is truly continuous, without penetrations other than screws. This not only increases the thermal protection of the building envelope, but also eliminates all the materials and labor associated with installing stand-offs across the entire wall assembly.

Just as it sounds, the term non-sequential means that the panels do not need to be installed in sequence, one after another. Another term for this concept is “Non-Progressive”, but that term can be confusing to many people because the word “progressive” is normally associated with forward thinking and innovation. So, panel systems that allow for a non-sequential sequential installation are in fact very progressive, because the opposite is more common, where panels interlock and require the previous panel to be installed first.

Let’s dig into why this matters:

1.Why are most metal panel rainscreen systems installed sequentially?

It seems obvious to install one panel after the next, with a system that allows you to clip each panel into the previous one. Therefore, it requires more investment into R&D and innovation to come up with a system where each panel can be installed and removed independently. Also, the metal panel cladding industry is used to installing panels sequentially, so why change now?

2.What are the drawbacks of a sequentially installed metal panel cladding system?

One of the biggest challenges with sequentially installed cladding panels is working around other trades. The panel installer is one of the last trades on the jobsite. All of the delays throughout the construction project give the panel installer less time to get their job done, but typically the opening date of the building does not get delayed. If the panel installer can get on the job sooner, it will benefit everyone. This presents a problem with sequentially installed panels because the panel installers need to be able to work continuously from one end of the building or elevation to the other, typically left to right (industry habit). If there is a scaffolding tied off, or a garbage chute that needs to remain anchored to the wall, or an electrical box that needs to be installed, the panel crew must stop until the obstruction is cleared and the panels can be installed in sequence. A non-sequential system would allow them to leave that panel and come back to it later.

Another major drawback of sequentially installed cladding panels is when a damaged panel needs to be replaced. Whether it is the landscaper’s overzealous shovel leaving a dent in a panel, or the electrician drills a hole in the wrong place as they often do, things happen on site. Ideally, “what happens on site stays on site” and nobody finds out about it. But how is this possible if you must remove a whole row of panels that were installed sequentially, and therefore need to be removed sequentially, to be able to get to the one panel that is damaged? If the panels could be removed in any sequence, it would make changing a single panel a breeze.

Until you know that non-sequential systems are available, you might have thought these drawbacks were normal.

Where and when did the rainscreen principle begin? And why has it become such an important feature of building envelope science? In this article we review the beginnings of the rainscreen principle, to give the reader a better understanding of the bigger picture surrounding this important aspect of building enclosure design.

What is the Rainscreen principle, in simple terms?

In simple terms, it is just as it sounds… a screen to protect against the rain. The majority of the rain and moisture is prevented from penetrating into the wall assembly. The water is allowed to drain out and moisture can easily evaporate from an air cavity behind this first line of defence.

There are two main types of rainscreen systems:

Drained and Back-Ventilated

Pressure Equalized (or Compartmentalized)

The drained and back ventilated rainscreen system is simple, allowing water and moisture to escape from the air cavity between the cladding and the interior wall assembly.

The pressure equalized rainscreen system is a little more scientific. The air from outside the cladding is allowed to enter and pressurize the “compartment”, thereby blocking the infiltration of water.

When did the Rainscreen Principle begin?

The rainscreen principle is not a recent idea. In fact, the concept of a rainscreen system dates back to medieval times. Illustrations can be seen in churches constructed with wooden rainscreen cladding in the typical Norwegian wood and stone architecture. A stave church in Urnes, Norway, built around 1130, is one of these historic structures that are still surviving. It is recognised as the first use of an architectural rainscreen.

These earliest rainscreens were created through experimentation rather than through scientific research, with wood cladding, using tight seams between boards, leaving an air cavity behind with ventilation at the top and bottom of the facade to enable rainfall to flow away and moisture to evaporate into the eaves above.

When did the modern rainscreen systems start to be used?

In the 1940s further research concluded that using rainscreen cladding was the best option for exterior wall assemblies, because walls constructed of porous materials will eventually crumble if exposed to moist weather conditions for an extended time without being protected by a water repellent. Covering these porous materials with an impervious product would result in the ideal conditions for mold and mildew, so there had to be a path for water to escape and moisture to evaporate. With a rainscreen, the moisture evaporates due to natural convection in the air cavity between the rainscreen and substrate.

The “double layer” construction of this type of wall assembly has an outer surface to control, but not completely prevent rain and moisture penetration. The interior element of the wall assembly provides the insulation value, limits air leakage from inside the building, and prevents vapor penetration into the interior of the building.

When was the Pressure-Equalized Rainscreen concept developed?

The simple concept of a “drained and back-ventilated” façade needed improvement to resist moisture being driven into the air cavity as a result of the air pressure differential from the outside to the inside of the cladding. The idea of balancing the air pressure between the air cavity behind the rainscreen and the outside air was introduced by the Norwegian Building Research Institute. Through the 1960s and 1970s, rainscreen concepts were still being developed, evaluated, and verified with the official design of pressure-equalizing published in 1971 by the well-known Architectural Aluminium Manufacturer’s Association (AAMA). Today the rainscreen systems that comply with these standards are known as AAMA 508 Pressure-Equalized Rainscreen Systems or AAMA 509 Drained and Back Ventilated Rainscreen Systems.
